What is an industrial area?
The industrial area is a geographical area in which a large amount of production or other industrial plants is concentrated. This area can be as small as an industrial park or as large as the city. Industrial areas are often zones strictly for industrial operations and may have lower real estate values than residential or commercial areas.
Traditional city planning includes four types of zones. The residential zones contain houses, flats and other residences. Commercial zones contain retail and other businesses such as accounting agencies, medical offices and hairdresser. Industrial zones include production facilities, airports, train stations and similar entities. Multifunction zones combine two or more types of devices in one zone, usually combine residential and commercial functions.
Most government and planning agencies seek to group production facilities together for many reasons. These include pollution; noise; and heavy traffic, especially including trailers of tractors and other large vehicles. Such devices may also be more susceptible to fires, chemical leaks and similar accidents, which is desirable to separate industrial areas from commercial and residential areas.
Another reason for grouping industries into the industrial region is to support easy cooperation. For example, most production plants require transportation of transport. Transport companies are generally classified as industry, so they are often located near their primary clients, which makes it more efficient to pick up and postpone goods. Other similar efficiency is created when the manufacturer of parts is placed near manufacturers who use these parts for creating goods.
While there are many valid reasons to create a specialized industrial region, such regions are nahaylné to problems. For example, the values of properties may be lower than other types of zones. In addition, commercial and residential zones located in the vicinity of industrial zones often have lower real estate values than similar zones located far from industrial regions. These types of real estate may also have a higher rate of crime.
At the beginning of the development of the city or country, there will probably be more industrial zones than commercial zones, as industry traditionally precedes trade. Finally, many developed areas are transferred from primarily industrial to primarily commercial. However, some urban areas, cities or even countries remain strongly industrialized during their history. For this reason, the term “industrial region” can easily refer to a very large geographical area.
