What does the maintenance leader do?

In most structures of the Society for the Human Resources of the Company, the leader of the maintenance or head of the supervisory position is responsible for the management of all maintenance employees, supervising all maintenance and helping with planning, logistics and administration of the maintenance department. Depending on the structures of the company's staff, the maintenance leader may also be responsible for the training, safety and needs of human maintenance employees. Usually, the maintenance leader has excellent interpersonal and managerial skills and extensive knowledge of systems, legal requirements, equipment and installations involved in the sector. As a service department, the average maintenance is the task of satisfying the needs and expectations of the entire structure of the company daily. This puts considerable pressure on the leader of the maintenance or a manager and all his employees in general. The very nature of the maintenance field makes it a rapidly moving, dynamic and stressful environment and needs a maintenance leader, perhaps above all to work well under pressure.

The description of the maintenance task is not the one that allows easy generalization. Each sector will have its own unique requirements of its maintenance departments. This is especially true for general maintenance areas, such as apartment buildings, hotels and resorts, where the maintenance department can have to deal with a number of technical disciplines. The structure of the staff of a specific society also plays a big role in how far the work of the masters overlaps in a higher manager. In smaller companies where there is no specialized maintenance manager, the leader usually gives a member of the executive line and can be expected to meet responsibilities such as budget control and planning, staff problems, order, checking losses and industrial relations.

Generally speaking, the maintenance leader will be responsible for the following:

  • daily supervision of all maintenance employees and quality control of all work
  • proping and allocating all the maintenance -related work
  • ensuring that maintenance employees adhere to all the company's policies and procedures at all times.
  • ensuring that all maintenance employees are adequately trained and informed about changes in legislation related to work
  • Planning and Coordination of Projects
  • morality and discipline of the General Staff
  • formulation of lists and control of employee time proceedings.
  • Accurate and concise reporting on all relevant issues for higher management
  • Purchase and checking in stock
  • Accurate record keeping
  • Coordination of maintenance applications and connection with other society structures.
